Taiwan Actual-Price Lookup: Search Steps and Unit Prices

This article is general information for reference only and is not legal, tax, medical or engineering advice. Rules, fees and subsidies change; check the latest notice from the responsible authority before acting. For electrical, gas, structural or health risks, consult a licensed professional.

This is the English edition of a Chinese article, adapted with AI assistance and checked against the original. Where the two differ, the Chinese version and the official sources it cites prevail.

Actual-price registration data can be searched free on the Ministry of the Interior's real-estate transaction actual-price lookup website (不動產交易實價查詢服務網, lvr.land.moi.gov.tw). It covers sale, pre-sale and rental transactions, and the data is updated on the 1st, 11th and 21st of each month. Since actual-price registration 2.0 took effect on July 1, 2021, parcel numbers and door numbers are disclosed in full, and more than 3,000,000 earlier records that disclosed only a block-level location were also disclosed retroactively. For cases that include parking, if the filer provided a parking price and parking area, the unit price shown on the site is calculated after deducting the parking first.

Note: Actual-price registration only includes completed transactions, and cases that are "markedly different from normal market transaction prices" or "special transactions" have been screened out, so not every transaction can be found. The lookup site also states that the price information does not represent market prices for all properties in the area. Before buying, still check the title transcript, the condition of the home and its building age; for the authoritative figures, refer to the latest announcements of the Ministry of the Interior's Department of Land Administration (地政司).

How to search: 4 steps

  1. Choose a category: The home page of the lookup site has separate searches for sales, pre-sale homes and rentals.
  2. Choose a location: Select the county or city and the district, then enter a door number or road name, or a land section name.
  3. Set filters: Advanced options include building type (apartment, mid-rise building 華廈, high-rise residential building, townhouse or detached house 透天厝, studio unit, and so on), main use, total transaction price, main building area, floor, whether there is an elevator, whether there is a management organization, and whether parking is included. The "special transaction remarks" filter can exclude transactions between special relations such as relatives, employees and co-owners, and there is also a pre-sale cancellation remark.
  4. Read the details: Opening a single record shows the transaction year and month, total price, unit price, area, building age, total parking price and more. For large-scale analysis, "data download and application" (資料下載及申請) provides open data.

These filters and fields are what this article compiled from the lookup site's screens on October 31, 2026; if the site is redesigned, the actual screen takes precedence. The points on the map are only indicative; the lookup site notes that they are "not the actual center of the property".

How unit price is calculated and how parking is separated out

The formulas below come from the lookup site's "search notes" (查詢須知). The unit price is calculated from the filed data; it is not a separate valuation:

CaseHow the transaction unit price is calculated
No parking (this article's summary)Total transaction price ÷ building transfer area
Parking included, but the filer did not provide a parking price and parking areaTotal price of land and building ÷ building transfer area (the parking price and area are both counted)
Parking included, and the filer provided a parking price and parking area(Total price of land and building − parking price) ÷ (building transfer area − parking area)
Average price (the average of the search results)Sum of the "total transaction price" of all cases ÷ sum of the "total transfer area" of all cases, excluding abnormal cases such as those with an area under 1 square meter

This article's worked example: A transaction has a total price of NT$20,000,000 and a building transfer area of 40 ping (1 ping ≈ 3.3 m²), of which the parking space is NT$2,000,000 and 10 ping. When the parking is separated out, the unit price is (2,000 − 200) ÷ (40 − 10) = 60, that is NT$600,000 per ping (prices in units of NT$10,000). When the parking is not separated out, the unit price is 2,000 ÷ 40 = 50, that is NT$500,000 per ping. 2 transactions in the same building can differ a lot in unit price simply because of how they were filed, so when comparing prices, first check whether each record is "parking included" and what the total parking price is.

Other things that can distort the unit price:

  • The building transfer area is entered from registered data. If a building has parts that were never registered (no initial ownership registration), or additions or alterations, the recorded area will be smaller than the area actually used, and the unit price may look too high.
  • If the average price does not distinguish building types, shopfronts are counted in as well, and the average unit price may be too high.
  • Title transcripts and actual-price registration give area in square meters; to convert to ping, multiply by 0.3025.

The building age on the lookup site is calculated from the "building completion year and month" carried over from the cadastral database; it is not an item that the filer reports, and buildings with no completion year and month show a blank. For how to check building age yourself, see How to check building age, or use the building age calculator to convert.

What actual-price registration 2.0 changed

The Department of Land Administration's page on "actual-price registration 2.0" explains that the actual-price registration system took effect on August 1, 2012. 3 acts, including the land-rights equalization act (平均地權條例), were amended and promulgated on January 27, 2021, and the 2.0 rules took effect on July 1, 2021. The key points are:

Key point of the new rulesContent
Full disclosure of parcel and door numbersBefore the amendment only block-level door numbers were disclosed (for example, a road, Nos. 1–30); under 2.0 the full parcel number and door number are disclosed, and old data is disclosed retroactively. Pre-sale homes do not yet have door numbers; Article 20 of the filing and registration regulations (申報登錄辦法) provides that what is made available is the land parcel number, the building location, the transaction object number and the project name
Real-time reporting of pre-sale homesBefore sales begin, the project information and the standard-form contract must be filed with the city or county government for record; the sale must be reported within 30 days from the date the sale contract is signed
Inspection and penaltiesFailing to report on time, or reporting a false price or area, is fined NT$30,000 to NT$150,000 per unit (building); if it is still not corrected after being penalized 2 times, the fine is NT$300,000 to NT$1,000,000 per occurrence
Red-slip transactions (紅單) brought under regulationA written contract must be made when a deposit is received, and the buyer may not resell; violators are fined NT$150,000 to NT$1,000,000 per unit (building)

Article 47, paragraph 9 of the land-rights equalization act also provides that data that was provided in block-level, de-identified form before the provisions amended on December 30, 2020 took effect must be made available for search again after the amended provisions take effect.

Who must file, and by when

CaseWho filesWhenBasis
Real estate salesThe right holder and the obligor (the buyer and seller) file jointly; they may agree that one of them or someone else acts as agentFiled together, with the report form attached, when applying for ownership transfer registration; the transfer registration itself must be applied for within 30 days from the date the contract is madeArticle 47 of the land-rights equalization act; Articles 3 and 9 of the filing and registration regulations
Pre-sale home salesThe party selling pre-sale homes; where sales are commissioned to an agency, the sales-agency broker filesWithin 30 days from the date the sale contract is signed or cancelledArticle 47-3 of the land-rights equalization act; Article 11 of the regulations
Real estate rentalsWhere a real-estate broker brokered the deal or acted as agent, the broker filesWithin 30 days from the date the lease agreement is signedArticles 3 and 10 of the filing and registration regulations

Under Article 3 of the regulations, the filing duty for rentals applies where the deal was made through a real-estate broker as intermediary or agent; rental cases where a sublease operator (包租業) sublets are covered separately by applying the act governing the rental housing market (租賃住宅市場發展及管理條例) by analogy. If the buyer and seller do not file, are notified to file by a deadline and still do not, and the transfer registration has been completed, they are fined NT$30,000 or more and NT$150,000 or less under Article 81-2 of the land-rights equalization act, and may be penalized repeatedly.

Online searching is free of charge (Article 22 of the filing and registration regulations); applying for a reproduction or copy of the data is charged under the Ministry of the Interior's fee schedule, and information that is authorized for download online is free (Article 23).

What to do if a price looks wrong

The lookup site states that anyone who doubts the price shown for a transaction, or believes it is not the actual transaction price, may submit specific evidence (for example the sale contract) to the land administration office (地政事務所) with jurisdiction. Each county and city also has an actual-price consultation hotline, listed under "land administration consultation services" (地政單位諮詢服務) on the site.

To confirm the ownership, mortgages and area of a particular unit, actual-price registration is not enough; you need to apply for a transcript. See How to apply for a land and building transcript.

FAQ

Why can't I find a transaction I know took place?

The lookup site explains that the database has screened out information that is markedly different from normal market transaction prices and special transactions, so not every completed transaction can be found. The data is also updated only on the 1st, 11th and 21st, and there is a time lag: in the October 21, 2026 update, for example, the home page announced sale cases with a registration date of October 1 to 10, 2026, rental cases with a contract date of September 1 to 10, 2026, and pre-sale cases with a transaction date in the same period. Sale cases are reported when the transfer registration is handled, so transactions that have not yet been registered cannot be found. If the system finds no data or the data is wrong, the site suggests contacting the land administration office with jurisdiction over the case.

Is the actual-price registration price used for taxation?

Article 47, paragraph 4 of the land-rights equalization act provides that registered real estate transaction price information may serve as a basis for taxation only after the related supporting measures are fully established and the legislation is completed.

Can I look up rent levels?

Yes, you can search rental transaction data and filter by rental type (whole building, by floor, independent studio, sublet studio, sublet room). But under the filing and registration regulations, rental cases are filed by the broker only when a broker brokered the deal or acted as agent, so cases where the landlord rented out directly may not be in the data; keep this in mind when using it as a reference.

Can I see pre-sale cancellations?

Yes. Article 20 of the filing and registration regulations requires that, where a pre-sale sale contract is cancelled, the cancellation circumstances and cancellation date be provided, and the lookup site also has a "pre-sale cancellation remark" (預售屋解約註記) filter.
