High-altitude stone-smashing crisis: potential safety hazards in the marble and granite exterior walls of old Taipei buildings

In the Greater Taipei Basin, many commercial buildings and high-end luxury homes that are 20 to 30 years old often use heavy-duty natural stones such as high-end marble, granite or slate for their exterior walls in order to create a premium visual quality. * Use a drilling machine to drill holes in the concrete shear wall. After cleaning the dust in the holes, insert chemical capsules containing epoxy resin (Epoxy Resin) and curing agent. Then use an impact electric drill to forcefully screw the screw into the hole to break the capsule and allow the agent to evenly mix and solidify with the screw and concrete hole wall. Chemical anchors are anchored to the concrete base material through "chemical cementation force". Compared with rigid expansion bolts, they do not produce local expansion and compression stress on the concrete. They have excellent vibration and fatigue resistance and can safely fix heavy stones.
* During project acceptance, a third-party impartial appraisal agency must conduct random sampling pull-out tests on chemical anchor bolts using a pull-out meter on-site. According to the structural design specifications, chemical anchors must withstand a tensile force of 1.5 to 2 times more than the design load (for example, a single anchor must withstand a tensile force of more than 15 kN for 3 minutes without displacement and deformation) to be qualified. This ensures that the stone will not be blown off when strong negative wind pressure is hit by a typhoon.

Aging inspection and waterproofing reinforcement of back-filled leak-proof foam rubber and weather-resistant silicone

Although there is an air layer of 5 to 8 centimeters between the dry construction stone and the shear wall, rainwater can easily invade the structural wall through the gaps between the stones, causing ceiling leakage and pendant rust. Therefore, the anti-leakage construction and aging inspection of joints are extremely important:
1. Before filling with silicone, polyethylene (PE) round strips of "foam backfill strips" must be tightly packed deep into the stone joints. This can not only control the glueing depth of silicone, but also create a "two-sided adhesion" stress state, allowing silicone to expand and stretch elastically with temperature differences, avoiding three-sided adhesion that will cause the colloid to crack due to displacement and tension.
2.Stone joints must use non-polluting, highly weather-resistant stone-specific silicone. The silicone oil contained in general glass silicone will penetrate into the pores of the stone, absorb dust in the air, and form black spots on the edge of the stone that are difficult to remove (oil spit pollution), damaging the beauty of the building. Highly weather-resistant stone adhesive has excellent UV resistance and elasticity, and can last for more than 10 years without cracking or detackling under cold weather exposure.

Security maintenance of high-end property exterior walls is key to maintaining the value of commercial assets

For commercial real estate holders and luxury home investors, the safety and waterproof performance of exterior stone materials are the "lifeline" to preserve asset value and prevent damage to goodwill.
A commercial building with well-maintained exterior walls and regular chemical anchor pullout test reports and silicone aging inspection records can give corporate tenants and buyers a high sense of security and trust, which is an important selling point for maintaining high rents and low depreciation valuations. On the other hand, if the stone in the exterior wall shifts and the joints crack and spit oil, the buyer will withhold the expensive CapEx of erecting the exterior wall scaffolding and re-grouting when evaluating the purchase. Under the new system of urban renewal and property declaration with high standards in both north and south, regularly entrusting professional water, electricity and curtain wall engineering teams to conduct exterior wall inspection and protection is a standard management method for commercial real estate merchants to avoid public safety risks, stabilize rent collection, and achieve capital appreciation.
