Invisible threats on typhoon night: instantaneous power surges and lightning high-voltage surges
During the typhoon season in the greater Taipei area, strong winds and rains often cause road trees or signboards to collapse, tearing off Taipower's high-voltage transmission lines next to the road, which in turn triggers instantaneous power outages and re-closures of regional power grids (instant blackouts). In addition, severe typhoons are often accompanied by violent lightning strikes. When lightning strikes a building's lightning rod, nearby distribution transformer or telephone pole, an instantaneous high-voltage surge (Surge Voltage) of tens of thousands of volts will be poured into the building's power distribution system in the reverse direction along the water pipe, grounded lightning down conductor or Taipower power supply line. Although the building's main circuit breaker will trip due to overcurrent, the ultra-high-speed surge wave of microseconds has penetrated the circuit before tripping, breaking down expensive inverter air conditioner panels, smart home servers, elevator control computers, and commercial building monitoring weak current systems, causing huge asset damage.
The first line of defense in the distribution box: Install a lightning surge protector (SPD)
To intercept harmful surge surges at the distribution end, the standard plumbing method is to install a set of "Surge Protective Device (SPD)" in parallel on the load side of the main circuit breaker of the indoor distribution box (main distribution box), also known as a distribution box lightning arrester. The internal core components of SPD are usually zinc oxide varistor (MOV) or gas discharge tube (GDT). Under daily normal voltage (110V/220V), SPD exhibits an extremely high resistance state, which does not affect daily power consumption; however, once a high-voltage surge strikes, SPD will instantly conduct in nanoseconds (ns), quickly shunting the overloaded high-voltage current to the ground wire, clamping the voltage within a safe range that precision home appliances can withstand, and protecting valuable electrical appliances from burning.
The golden rule of grounding wires: without good grounding, lightning arresters are just decorations
Water and electricity experts emphasize that for lightning surge protectors to work, the prerequisite is that the distribution box must have a "Grounding Wire" that is truly connected to the common ground electrode of the building. In many old apartments in the greater Taipei area that are more than 30 years old, although the distribution box has a three-hole socket configuration, the green ground wire is often an "empty connection" or a dummy connection and is not actually connected to the ground. If an SPD is installed without a grounding system, there will be no outlet when a surge occurs, and the backflow may even burn other electrical appliances in the same circuit. Therefore, when carrying out hydropower renovation or commercial asset renovation, entrusting a plumber to measure the ground resistance with a ground resistance tester (three-pole method) to ensure that the resistance value is less than 50 ohms (Class D grounding standard) is the most critical and non-negotiable bottom-line construction method in all weak current lightning protection projects.
Business asset protection: Reduce the replacement cost and premium of electromechanical equipment
For those who operate high-end B&Bs, business centers equipped with a large number of network equipment, or acquirers of entire properties, the burning of precision equipment caused by lightning strikes during the typhoon season is a huge financial operating risk (CapEx equipment loss). Upgrading the distribution box to a Class II/Type 2 surge protector that complies with IEC standards only costs a few thousand to more than ten thousand yuan, but it can provide financial insurance for elevator controllers, weak-grid circuit systems and air-conditioning hosts worth hundreds of thousands. In Shuangbei's commercial real estate transaction evaluation, whether the electromechanical system has complete power grid lightning protection and SPD configuration is a bonus indicator for asset appraisers to judge the soundness of property disaster prevention and reduce the asset depreciation rate.
New knowledge on air conditioning power consumption and Taiwan climate maintenance regulations in recent years (2025-2026 current situation)
With the high temperatures in summer breaking historical records and the adjustment of electricity price structure in recent years, the latest statistics from the Energy Administration of the Ministry of Economic Affairs show that air-conditioning equipment accounts for more than 47% of residential electricity consumption in summer. Many people mistakenly believe that if the air conditioner is not cold, they only need to "replenish the refrigerant." However, in fact, refrigerant is not naturally consumed during normal operation in a closed circuit. If the refrigerant is insufficient, it means that there are micro leaks in the copper pipes or joints. Simply replenishing the air conditioner will only treat the symptoms but not the root cause. Refrigerant leakage will aggravate the high temperature overload of the compressor and shorten its service life.
According to Taiwan's standard operating specifications for air-conditioning projects, it is recommended that professional technicians with a refrigeration and air-conditioning decoration technician license perform "full machine high-pressure water washing and evaporator deep sterilization" every 1 to 2 years for detached air-conditioning indoor units. Especially in the humid summer in the Shuangbei Basin, the air drum and water collection tray are easy to breed black mold and jelly-like biofilm. This is also the main reason for the sour smell in the air-conditioning outlet and the backflow of the drainage pipe. Regular maintenance can maintain CSPF (Air Conditioning Seasonal Performance Factor) level one energy efficiency level, which can save an average household 15% to 20% of air conditioning electricity bills every year.
Autonomous simple maintenance vs professional maintenance safety red line
- Homeowners can do by themselves: Remove and clean the nylon filter regularly every 2 to 3 weeks (rinse with clean water and dry in a cool place, do not expose it to the sun to avoid deformation and embrittlement); clean the air outlet blades of the indoor unit with a dry cloth; check whether there is any accumulation of debris within 50 cm around the outdoor unit that hinders heat dissipation.
- Professional technicians must be entrusted according to regulations: Refrigerant pressure testing and leakage repair welding, high-pressure cleaning of indoor unit air drums and aluminum fins with liquid chemicals, reset of the drainage slope of hidden cold water pipes in the ceiling, and 220V dedicated power circuit configuration and leakage circuit breaker replacement.
