How long has it been since you checked the air-conditioning unit hanging on the exterior wall?
Walking on the streets of Taipei and New Taipei, looking up at the exterior walls of buildings, one to several outdoor air-conditioning units are hung on almost every floor. These metal boxes, which often weigh 30 to 40 kilograms or more, are hung on the wall with two L-shaped metal brackets and four to six expansion bolts. Of course it is very stable when installed, but after five or ten years of exposure to wind, sun, rain, and rain, are you sure those brackets can still hold up?
Every typhoon season, the news will occasionally report incidents of air-conditioning outdoor units falling from high-rise buildings. If a falling machine hits someone, it is a matter of life and death, and if it hits a car, the compensation will be tens to hundreds of thousands. This is not alarmism, but a real risk under Taiwan’s high-density urban residential structure.
Why does the bracket break? Rust is the biggest enemy
Most traditional air-conditioning brackets use ordinary carbon steel angle iron, and the surface is simply painted or spray-painted to prevent rust. In the humid and rainy environment of the Taipei Basin, the paint layer will begin to powder and fall off in about three to five years. Once exposed steel comes into direct contact with rain and air, corrosion will accelerate.
Rust is not just ugly on the surface. The volume of rust has expanded several times compared to the original steel, which will crack the steel from the inside. Angle iron that can originally bear hundreds of kilograms may not even be able to support twenty or thirty kilograms after it is corroded to a certain extent. What's even more dangerous is that if the part where the expansion bolt locks into the wall is corroded, the bolt's grip (pull-out force) will be greatly reduced, and it may become loose at any time when strong winds vibrate.
Bracket material upgrade: hot-dip galvanized or 304 stainless steel
If your air-conditioning bracket has been used for more than ten years, or the surface is obviously rusty, it is recommended to replace it with a material with a higher anti-rust level:
- Hot-dip galvanized (HDG) bracket: The entire angle iron is soaked in high-temperature zinc liquid, and the zinc layer forms an alloy bond with the steel. The anti-rust effect is much better than that of baking paint, and it can last for more than twenty years under normal conditions. The price is 1.5 to 2 times that of ordinary paint racks.
- 304 stainless steel bracket: Almost no rust, it is the most durable option, but it is also the most expensive, about 3 times the price of an ordinary bracket. If your home is located in a salty environment such as the seaside or riverside, stainless steel racks are the most worthwhile investment.
Expansion bolts: must be locked into concrete, not tiles
No matter how good the bracket is, it is useless if the expansion bolts are not locked in place. The correct approach is that the bolts must penetrate the stucco layer and tiles of the exterior wall and lock into the structural concrete at least 6 cm. If it is only locked inside the stucco layer or tiles, the entire stucco may peel off along with the bolts and brackets during strong wind vibrations.
During construction, professional air-conditioning installers will use electric drills to drill through the exterior wall tiles and stucco layers, and then drive in expansion bolts after confirming that they hit the concrete structural layer. After the installation is completed, a pullout test must be performed to confirm that the pullout force of each bolt is at least 5 times the weight of the outdoor unit.
Should the outdoor unit be turned off during a typhoon?
This depends on the location of your outdoor unit:
- Windward side:If the outdoor unit is facing the direction of the typhoon, it is recommended to turn off the air conditioner when the wind strength increases to level 7 or above. Strong winds will prevent the fan from operating normally and even cause the fan blades to reverse, causing the compressor to overload and burn out.
- The leeward side may be shielded: If the outdoor unit is located on the leeward side and is shielded by walls around it, it can continue to be used, but be aware of any abnormal vibration or noise.
No matter where it is located, potted plants, hangers, and debris around the outdoor unit should be removed before a typhoon. These items may turn into "missiles" when blown up by strong winds and hit the heat dissipation aluminum fins or copper tubes of the outdoor unit, causing the refrigerant to leak.
Legal Liability: If the outdoor unit falls, the homeowner cannot escape
According to the "Construction Law" and "Apartment Building Management Regulations", outdoor air-conditioning units are ancillary facilities of the building. If a fall injures someone or damages something due to improper installation or poor maintenance, the homeowner must bear the liability for damages. Even in a typhoon day, the court will examine whether the homeowner has fulfilled his maintenance obligations - if the brackets are obviously rusted but are left alone, "natural disaster" cannot be used as a shield for exemption.

The cost of replacing the outdoor unit bracket and re-drilling the expansion bolts is approximately NT$3,000 to NT$8,000, depending on the floor height and construction difficulty. Compared with the personal injury compensation and legal proceedings that may result from a falling outdoor unit, this cost is actually very cost-effective. Before the typhoon season comes, take ten minutes to go to the balcony to look at the brackets of your outdoor unit. You will know how rusty they are.
