The toilet is constantly replenished and there is a sound of water running in the middle of the night? First, understand the parts of the water tank and the water leakage warning signs that should not be ignored

If you hear the sound of water refilling in the toilet in the middle of the night, don’t treat it as a minor problem

If the toilet is not in use but there is a sound of water coming in from time to time, or the water surface keeps flowing slightly, the common reasons are poor sealing of the water stop parts in the water tank, aging of the water inlet valve, or abnormal water level setting. It may not necessarily flood immediately, but it may silently increase water consumption and cause parts to suddenly fail under long-term operation. For renters and owners of older apartments, this is an everyday issue worth dealing with early on.

First do a three-step inspection without removing the tools

  1. Open the water tank cover and observe: After flushing, see if the water level continues to rise to near the overflow pipe, or if water slowly leaks from the drain outlet into the toilet.
  2. Confirm whether the button or handle is stuck: When the two-stage button, pull rod and chain are stuck, the drain valve may not return completely.
  3. Test by closing the toilet angle valve: After confirming that no more water is entering, observe whether the water level in the water tank still drops; if you are not familiar with the operation or the angle valve is old and stuck, do not turn it hard.

The structure in the water tank seems simple, but the brands, single-stage and double-stage flushing, and hidden water tank parts are all different. Taking photos of the model and parts before buying consumables will be more reliable than guessing the size based on appearance.

Common reasons are not just a piece of water-stopping skin

There is scale and deformation on the water-stopping skin or the sealing surface of the drain valve, which will cause water to slowly flow into the toilet; if the water inlet valve is aging, it may keep replenishing water or replenish water too slowly. When the water level is adjusted too high, the water will flow away from the overflow pipe and the user will only hear a slight sound of water. If flushing fails, it may be due to insufficient water level in the water tank, scaling of the flushing hole, or a problem with the drainage system, which cannot always be solved by raising the water level.

It is not recommended to dismantle these conditions by yourself

Corroded angle valves, cracked water inlet hoses, water seepage at the bottom of the water tank, and abnormal wall-mounted or hidden water tanks are all more difficult to deal with. Especially if water is dripping from the joint between the water tank and the toilet body, repeated flushing may cause leakage to expand. If you encounter these conditions, turn off the water inlet to the equipment, dry the surrounding area and keep photos, and then arrange for appropriate personnel to repair it. Do not use glue, iron wire or excessive locking to fix it, otherwise it may cause the porcelain to crack.

Regular small inspections can avoid looking for water and electricity in the middle of the night

Listen every once in a while to see if the water has really stopped after flushing, and check whether there are water beads on the outside of the angle valve, hose and water tank. When the bathroom is humid for a long time, ventilation should be maintained to prevent premature corrosion of metal parts and joints. The toilet tank does not need to be removed and cleaned every day, but if you are willing to check it when the abnormal sound first appears, you can usually keep the repairs to a simple range.

This item is also worth recording when handing over a rental.

Flush the water once before moving in or checking out, and take photos of the appearance of the water tank and the dry state of the ground, which will help clarify when abnormalities occur in the future. This is not to turn normal wear and tear into disputes, but to allow both parties to deal with minor issues as soon as they arise. If the toilet body has cracks, water seeps repeatedly around the base, or a peculiar smell comes out of the bottom, the cause may be beyond the scope of the water tank. You should stop dismantling and arranging an on-site inspection. It is usually easier to keep records and stop the water early than to wait until the ceiling is dripping before calling someone.

Keep a record of the current situation before and after construction begins

Before starting any home equipment or decoration adjustment, take photos of the panorama, joints, corners and original equipment markings; after completion, record the test methods, abnormal sounds, material models and warranty contact information. This information is not intended to predict the occurrence of disputes, but to allow the next person to understand the original condition when repairing, subletting, selling or handing over the property in the future. When a problem is discovered, you should first stop using it in a way that may cause damage, and avoid dismantling and modifying unfamiliar water, electricity, gas or wall structures in a hurry. By keeping good records, repairs will be judged faster and expenditures will be more easily explained.

New knowledge on air-conditioning power consumption and Taiwan climate maintenance regulations in recent years (2025-2026 current situation)

With the high temperatures in summer breaking historical records and the adjustment of electricity price structure in recent years, the latest statistics from the Energy Administration of the Ministry of Economic Affairs show that air-conditioning equipment accounts for more than 47% of residential electricity consumption in summer. Many people mistakenly believe that if the air conditioner is not cold, they only need to "replenish the refrigerant." However, in fact, refrigerant is not naturally consumed during normal operation in a closed circuit. If the refrigerant is insufficient, it means that there are micro leaks in the copper pipes or joints. Simply replenishing the air conditioner will only treat the symptoms but not the root cause. Refrigerant leakage will aggravate the high temperature overload of the compressor and shorten its service life.

According to Taiwan's standard operating specifications for air-conditioning projects, it is recommended that professional technicians with a refrigeration and air-conditioning decoration technician license perform "full machine high-pressure water washing and evaporator deep sterilization" every 1 to 2 years for detached air-conditioning indoor units. Especially in the humid summer in the Shuangbei Basin, the air drum and water collection tray are easy to breed black mold and jelly-like biofilm. This is also the main reason for the sour smell in the air-conditioning outlet and the backflow of the drainage pipe. Regular maintenance can maintain CSPF (Air Conditioning Seasonal Performance Factor) level one energy efficiency level, which can save an average household 15% to 20% of air conditioning electricity bills every year.

Autonomous simple maintenance vs professional maintenance safety red line

  • Homeowners can do by themselves: Remove and clean the nylon filter regularly every 2 to 3 weeks (rinse with clean water and dry in a cool place, do not expose it to the sun to avoid deformation and embrittlement); clean the air outlet blades of the indoor unit with a dry cloth; check whether there is any accumulation of debris within 50 cm around the outdoor unit that hinders heat dissipation.
  • Professional technicians must be entrusted according to regulations: Refrigerant pressure testing and leakage repair welding, high-pressure cleaning of indoor unit air drums and aluminum fins with liquid chemicals, reset of the drainage slope of hidden cold water pipes in the ceiling, and 220V dedicated power circuit configuration and leakage circuit breaker replacement.

🇹🇼 Expat Living Note: Home Repairs in Taiwan

If you are an international resident renting an apartment in Taipei, New Taipei, or anywhere in Taiwan:

  • Voltage & Electrical Safety: Taiwan standard household voltage is 110V (60Hz). Do not plug 220V imported European/UK appliances directly without a certified step-up transformer.
  • Plumbing Terminology: Local plumbers are called 水電 (Shuǐdiàn) and handle both water and electrical repairs.
  • Landlord Obligations: Under Article 429 of Taiwan Civil Code, landlords are legally responsible for repairing natural wear and tear (such as hidden wall pipe leaks, water heater faults, or booster pump failures) unless explicitly waived in your lease.
