Don’t rush to replace the wooden floor if it becomes warped: How to distinguish between moisture, water leakage and construction cracks in a humid house in Taipei

Warped wooden floors are a symptom, not a diagnosis

Taipei and New Taipei have high humidity, and it is not uncommon for wooden floors to swell, have their edges lifted, or make abnormal noises when stepped on during the rainy season. But blaming it all on the weather often misses the real leak. Wood and wood-containing flooring materials will change size with the moisture content of the environment; if there is continuous water underneath, water seepage from the wall, or no expansion space is reserved during construction, the deformation may become more and more serious.

Look at the location of the deformation first

If the warping is concentrated at the window, balcony door, outside of the kitchen or bathroom threshold, first suspect rainwater, mopping water, air-conditioning drainage or pipeline leakage. If the entire room becomes tight during the humid season and there are almost no gaps left on the walls, it may be related to material expansion or insufficient construction provisions. If the area feels particularly cold to the touch, is discolored, exudes a musty smell, or the baseboards are swollen, it means that moisture may have entered the base, and the surface cannot be just flattened.

Three mistakes are the most likely to make small problems become bigger

  1. Use heavy objects to press the warped areas directly: When the moisture has not been eliminated, pressing back will only stress the board and the joints.
  2. Dry immediately at high temperature: Excessive rapid drying may cause uneven shrinkage of the material, surface cracks, and also risks electricity consumption and fire.
  3. Replace the flooring in the whole room without looking for a water source: If there is a leak in the window frame, air conditioner or water supply and drainage, the new floor will still get damp again.

The correct sequence: stop water, measure moisture, ventilate, and then decide on repair methods

First stop possible water sources, such as avoiding mopping the floor to retain water, suspending suspected laundry equipment, and checking window frames, air-conditioning drainage and adjacent wet areas. Then let the air circulate and dehumidify stably; whether to lift the board, partially replace or redo the base depends on the type of material, moisture range and the condition of the base layer. Super wear-resistant flooring, island wood flooring, and solid wood flooring have different structures, and the same repair method cannot be applied. Judging by the construction party or professionals based on the moisture content and site conditions will be more reliable than guessing with the naked eye.

Two questions before decoration can save a lot of trouble in the future

First, is the bottom layer flat, dry, and has the required moisture-proof treatment been completed? Second, is there any expansion space required for the materials around the walls, door frames and fixed cabinets? The quotation should also clearly state how to dismantle, level, moisture-proof course, skirting boards and edge finishing. When investors or buyers of antique houses look at wooden floors, don’t just look at the color and texture; opening the windows, cabinets and wet areas and taking a look can often tell whether the water and vapor management of the house is in place better than samples.

The key point in daily maintenance is not to let water stop on the surface

The soles of shoes entering the door on rainy days, the foot mats outside the bathroom, dripping water from the air conditioner and the corners that have not been wiped dry after mopping the floor will all cause local moisture. Appropriate cleaning methods should be adopted according to the material of the floor, and avoid repeatedly soaking the gaps with an overly wet mop. Try not to stick the furniture completely against the wall to allow for a small amount of air circulation; you should also check under large carpets from time to time. If the deformation expands rapidly in a short period of time, the ground is obviously soft, or there are reactions downstairs, prioritize dealing with water leakage and safety issues instead of rushing to choose the next design.

Keep a record of the current situation before and after construction begins

Before starting any home equipment or decoration adjustment, take photos of the panorama, joints, corners and original equipment markings; after completion, record the test methods, abnormal sounds, material models and warranty contact information. This information is not intended to predict the occurrence of disputes, but to allow the next person to understand the original condition when repairing, subletting, selling or handing over the property in the future. When a problem is discovered, you should first stop using it in a way that may cause damage, and avoid dismantling and modifying unfamiliar water, electricity, gas or wall structures in a hurry. By keeping good records, repairs will be judged faster and expenditures will be more easily explained.

Treat the water source first, and then arrange for floor repair. The order cannot be reversed.

New knowledge on air-conditioning power consumption and Taiwan climate maintenance regulations in recent years (2025-2026 current situation)

With the high temperatures in summer breaking historical records and the adjustment of electricity price structure in recent years, the latest statistics from the Energy Administration of the Ministry of Economic Affairs show that air-conditioning equipment accounts for more than 47% of residential electricity consumption in summer. Many people mistakenly believe that if the air conditioner is not cold, they only need to "replenish the refrigerant." However, in fact, refrigerant is not naturally consumed during normal operation in a closed circuit. If the refrigerant is insufficient, it means that there are micro leaks in the copper pipes or joints. Simply replenishing the air conditioner will only treat the symptoms but not the root cause. Refrigerant leakage will aggravate the high temperature overload of the compressor and shorten its service life.

According to Taiwan's standard operating specifications for air-conditioning projects, it is recommended that professional technicians with a refrigeration and air-conditioning decoration technician license perform "full machine high-pressure water washing and evaporator deep sterilization" every 1 to 2 years for detached air-conditioning indoor units. Especially in the humid summer in the Shuangbei Basin, the air drum and water collection tray are easy to breed black mold and jelly-like biofilm. This is also the main reason for the sour smell in the air-conditioning outlet and the backflow of the drainage pipe. Regular maintenance can maintain CSPF (Air Conditioning Seasonal Performance Factor) level one energy efficiency level, which can save an average household 15% to 20% of air conditioning electricity bills every year.

Autonomous simple maintenance vs professional maintenance safety red line

  • Homeowners can do by themselves: Remove and clean the nylon filter regularly every 2 to 3 weeks (rinse with clean water and dry in a cool place, do not expose it to the sun to avoid deformation and embrittlement); clean the air outlet blades of the indoor unit with a dry cloth; check whether there is any accumulation of debris within 50 cm around the outdoor unit that hinders heat dissipation.
  • Professional technicians must be entrusted according to regulations: Refrigerant pressure testing and leakage repair welding, high-pressure cleaning of indoor unit air drums and aluminum fins with liquid chemicals, reset of the drainage slope of hidden cold water pipes in the ceiling, and 220V dedicated power circuit configuration and leakage circuit breaker replacement.

🇹🇼 Expat Living Note: Home Repairs in Taiwan

If you are an international resident renting an apartment in Taipei, New Taipei, or anywhere in Taiwan:

  • Voltage & Electrical Safety: Taiwan standard household voltage is 110V (60Hz). Do not plug 220V imported European/UK appliances directly without a certified step-up transformer.
  • Plumbing Terminology: Local plumbers are called 水電 (Shuǐdiàn) and handle both water and electrical repairs.
  • Landlord Obligations: Under Article 429 of Taiwan Civil Code, landlords are legally responsible for repairing natural wear and tear (such as hidden wall pipe leaks, water heater faults, or booster pump failures) unless explicitly waived in your lease.
