In Taipei and New Taipei City, where summers are hot and humid, air-conditioning projects are one of the hidden projects that are most likely to cause disputes in residential decoration. Many homeowners are happy to move in after the wood ceiling boarding and painting are completed. However, after turning on the air conditioner for several days, they find that the ceiling under the indoor unit begins to drip, the wood becomes moldy and black, and even a large amount of dew condenses around the refrigerant copper pipe. Once this kind of water damage occurs, not only will the expensive wooden ceiling have to be removed, but the custom-made system cabinets or imported solid wood floors below may also be damaged.
The two main culprits of air-conditioning ceiling dripping: water leakage vs condensation
To troubleshoot air-conditioning dripping, you must first clarify whether the source of water is "leakage in the drain pipe" or "condensation in the copper pipe":
- Insufficient slope or blockage of the drainage pipe (poor drainage):A large amount of condensation water will be generated during the dehumidification process of the air-conditioning operation. If the drainage pipe is wavy inside the ceiling and the drainage slope is insufficient (less than 1/100 or more), water will accumulate in the depressions in the pipe; over time, jelly-like sticky biofilm (jelly glue) will grow in the pipe and block the pipe, causing the water pan to overflow and reverse flow.
- Poor insulation coating of the refrigerant pipe causes air condensation (sweating): When low-temperature refrigerant flows in the copper pipe, the surface temperature of the copper pipe is extremely low. If the thickness of the foam insulation pipe (such as PE foam insulation coating or rubber insulation pipe) covering the copper pipe is insufficient, the joints are not tightly sealed with special insulation tape, or the insulation layer is pulled and damaged during pipe construction, and the hot and humid indoor air comes into contact with the cold bare copper pipe, a large amount of water droplets will condense on the outside of the insulation layer, just like a continuous micro-rainfall.
Five iron rules for preventing leakage in standard air-conditioning, air-conditioning, water and electricity construction
- Drainage pipes shall all use PVC thick pipes (hard pipes): When indoor unit drainage leads to the inside of the ceiling, except for the use of micro-segment weather-resistant transparent hoses near the fuselage end for easy fine-tuning, the remaining horizontal and vertical main pipes are strongly required to use Nanya PVC 6-minute or 1-inch hard thick pipes (W pipes). Do not use the entire length of white bellows hoses or transparent water pipes that are prone to sagging and collapse.
- Drainage slope calibration with laser level: For every 1 meter of drainage pipe extension, the height must slope downward at least 1 to 2 cm (slope 1/100~1/50), and be firmly locked on the cement top of the ceiling structure with a special PVC fixed pipe clamp. A fixed point is set every 60~80 cm to prevent the pipe from deforming due to weight.
- Really apply PVC glue and chamfer: When connecting PVC pipe fittings, the burrs must be removed from the pipe opening and PVC special glue must be applied reliably. After insertion, rotate and fix for at least 15 seconds to avoid false joints of pipe fittings falling off.
- Insulation coating upgrade to 9mm~19mm thickness:Especially in the high-humidity environment of the Shuangbei Basin, it is recommended that the thickness of the refrigerant copper pipe insulation jacket be at least 9mm, and even high-humidity elevated spaces should use 13mm~19mm flame-retardant thick insulation materials. All copper pipe branch joints, welding points and indoor unit joints must be 100% sealed with insulation glue and special airtight tape to prevent any exposed metal points.
- Set odor-proof water seals (traps) and vents: If the air-conditioning drainage is directly connected to the building's sewage pipe or rainwater pipe, a "transparent trap" must be installed in the middle of the pipe to prevent the backflow of biogas from corroding the copper pipe of the air-conditioning evaporator (causing refrigerant leakage), and to prevent the stench of the sewer and mosquitoes from crawling into the room.
The "water leak test" cannot be omitted before sealing the woodwork board
Many plumbing and air-conditioning work teams have the carpentry master seal the boards directly after pulling out the pipelines, which is a huge risk. The standard acceptance procedure must conduct a water penetration test "before the ceiling sealing board":
- Gravity water filling test:Use a funnel or water injection pump to continuously inject at least 2,000c.c. to 3,000c.c. of clean water into the drain outlet of each indoor unit.
- Flow rate and smoothness inspection: Observe whether the water from the drainage end is rapid and consistent. Wipe all pipe joints and turns in the ceiling with dry paper towels to confirm that they are 100% dry and have no water marks.
- Infrared thermal imaging re-inspection of the insulation layer: After 2 hours of trial operation of the air conditioner, use an infrared thermal imaging camera to scan the direction of the refrigerant copper pipes in the ceiling to confirm that there are no abnormal low-temperature patches. Only after confirming that there is no risk of condensation can the woodwork sealing board be notified.

Many people mistakenly believe that if the air conditioner is not cold, they only need to "replenish the refrigerant." According to Taiwan's standard operating specifications for air-conditioning projects, it is recommended that professional technicians with a refrigeration and air-conditioning decoration technician license perform "full machine high-pressure water washing and evaporator deep sterilization" every 1 to 2 years for detached air-conditioning indoor units. Especially in the humid summer in the Shuangbei Basin, the air drum and water collection tray are easy to breed black mold and jelly-like biofilm. This is also the main reason for the sour smell in the air-conditioning outlet and the backflow of the drainage pipe. Regular maintenance can maintain CSPF (Air Conditioning Seasonal Performance Factor) level one energy efficiency level, which can save an average household 15% to 20% of air conditioning electricity bills every year.

- Homeowners can do by themselves: Remove and clean the nylon filter regularly every 2 to 3 weeks (rinse with clean water and dry in a cool place, do not expose it to the sun to avoid deformation and embrittlement); clean the air outlet blades of the indoor unit with a dry cloth; check whether there is any accumulation of debris within 50 cm around the outdoor unit that hinders heat dissipation.
